20FIVE was founded to bring the discipline of UK commercial project management to Toronto's owners, without the formality, the layers, or the cost of a global consultancy.

The story

A career built across the UK commercial market.

Two decades delivering high-end office and retail fit-outs in London, for magic circle law firms, The Big Four, private equity firms, and some of the most recognisable names in retail.

These were clients with zero tolerance for surprises and a corporate calendar that would not bend for a build programme. The discipline they demanded; rigorous pre-construction, weekly cost certainty, an owner's representative who could close a decision in a single meeting; became our default operating model.

In Toronto, that model is rare. Most owners are handed a construction manager who answers to the contractor, or a designer who quietly hands off to the trades. 20FIVE exists to fill that gap: a single, senior point of accountability sitting squarely on your side of the table.

Our loyalty sits with you. Every decision is filtered through your commercial interest; never the contractor's, never the architect's.

Decisions, not updates

Reports exist to drive choices. We surface what needs deciding, by whom, by when, and we recommend.

Pre-construction is the project

London taught us that everything won or lost on site was already written in the tender. We invest disproportionately upstream.

04Principle

Plain English, no theatre

No jargon, no defensiveness, no 'industry standard' excuses. If we cannot explain it in a sentence, we have not understood it.
