A landmark fit-out for one of the world's leading law firms, spanning 340,000 square feet and £220m across 12 floors in the heart of the City of London.

Acting as Project Director and Client Representative, we held full accountability for delivery from procurement through to handover. The firm faced a hard-stop lease expiry with no programme contingency. To protect the critical path, we procured the structural enabling works as a separate, early package — allowing slab openings for the feature staircase to be formed ahead of main contractor appointment. That intervention proved decisive in achieving practical completion on time.

Levels 1 and 2 were delivered to CAT-A specification for sub-letting. Levels 3–9 provided high-performance practice floors, with a gym and Pilates studio on Level 6. Level 10 housed a flexible seminar and events suite. Level 11 was designed as a premium client meeting floor with private ante-rooms. Level 12 was dedicated to a staff restaurant, barista bar and wet bar, with terraces overlooking the Shard and St Paul's Cathedral.

The specification was uncompromising throughout — bespoke timber joinery, marble, natural and lava stone, deep-pile carpeting — delivering a building that is authoritative in character and exceptional in finish. The project achieved BREEAM Outstanding and WELL Platinum certifications.

A highly bespoke headquarters fit-out for one of the world's leading private equity firms, delivered across 60,000 square feet in London. The project was so precisely tailored to the firm's identity and operational culture that it was subsequently adopted as the new global standard for all of their offices worldwide.

Acting as Project Manager and Client Representative, we held full accountability for delivering a scheme of exceptional quality — managing a complex, specialist-led supply chain with an unrelenting focus on craftsmanship, programme and client outcomes.

The spatial centrepiece is a full-height atrium housing a continuous helical staircase finished in sculpted warm timber and brushed brass, set against full-height glazing with panoramic city views. Throughout the workspace, warm timber panelling, bespoke joinery and curated material palettes create an environment of quiet authority — refined, considered and entirely without compromise.

The project achieved BREEAM Excellent and WELL Gold certifications, reflecting the standard of ambition brought to every dimension of delivery.

A purpose-built tech-hub for EY, consolidating four separate London business units into a single, state-of-the-art collaborative environment across 12,000 square feet.

Acting as Project Manager and Client Representative, we held full accountability for delivery from inception through to handover — managing design, procurement and contract administration throughout the Covid-19 pandemic without loss of programme or budget.

The centrepiece is a fully equipped EY WaveSpace — one of the firm's globally recognised innovation environments — featuring 85-inch mobile touchscreens and a comprehensive integrated technology infrastructure. The surrounding workspace was designed around collaborative, flexible working, replacing four disparate office environments with a single, cohesive destination that reflects how EY's teams actually work.

Proactive management, rigorous risk planning and disciplined site coordination ensured handover on time and on budget, in conditions that caused significant disruption across the wider construction industry.

A long-term programme partnership delivering approximately ten new Metro Bank branches per year across the UK, with each project ranging in value from £4m to £12m.

Acting as Project Manager and Client Representative, we provided end-to-end delivery accountability across the full programme — from landlord negotiations and planning consent through to design, procurement and construction handover — coordinating throughout with Metro Bank's strategic stakeholders based in the United States.

Each branch required the structural transformation of an existing building to create a signature double-height banking hall, alongside a bespoke timber teller desk and a technically demanding basement vault with safety deposit box infrastructure. Managing landlord approvals and local planning consents concurrently across multiple live projects was central to keeping the programme pipeline on track.

Sustaining ten concurrent projects — each at a different stage of delivery — demanded rigorous programme oversight, consistent process discipline and a supply chain capable of performing reliably at volume. Every branch was delivered to Metro Bank's exacting brand standards, on programme and on budget, supporting the firm's continued national expansion.

First-of-its-kind urban retail concept

A landmark retail project delivering the world's first urban IKEA — a two-storey, 100,000 square foot store created through the extensive structural transformation and amalgamation of four vacant units within an existing London shopping mall.

Acting as Project Manager and Client Representative, we provided full delivery accountability across a project that was, by definition, without precedent. With no comparable reference scheme to draw from, rigorous programme management, structural coordination and proactive stakeholder engagement were central to keeping a highly complex project on track.

Major structural interventions across four separate building structures were carefully phased to protect live retail neighbours and maintain public access throughout the construction period. The completed store operates across two floors, delivering the full IKEA retail experience in a format purpose-built for urban customers. An 8,000 square foot garden terrace — publicly accessible and open to the wider community — was created as an integral part of the development.

The project achieved BREEAM Outstanding, reflecting the ambition embedded in the scheme from the outset and the discipline with which that ambition was managed through to completion.
